Rich Vilaboy is the Founder and CEO of AEM Property Group, launched in 2022, bringing more than 25 years of experience in the shopping center industry. Known for his hands-on leadership and owner centric mindset, Rich has built a reputation for successfully managing both large-scale and small-scale commercial properties as well as residential portfolios. From 2015 to 2022, Rich served as Senior Vice President of Property Management at Cedar Realty Trust, where he oversaw 9.5 million square feet of grocery-anchored shopping centers, ensuring operational efficiency and long-term value. Prior to Cedar Realty Trust, from 2010 to 2015, Rich led property management for a private New York City–based real estate firm, managing 6 million square feet of shopping centers along the East Coast and more than 1,000 residential units in NYC. His leadership played a critical role in the firm’s growth and operational success. Earlier in his career, Rich was Director of Operations for the Meadowlands Xanadu project (now American Dream), a 3 million square foot retail and entertainment complex in New Jersey. He also held leadership roles at Simon Property Group and Mills Corporation, gaining broad expertise across multiple sectors of the industry. Rich earned his Management degree from William Paterson University and remains active in professional associations, including ICSC and the Harrisburg Chamber of Commerce. He also serves on the Board of Directors of Starlite Media, an innovative leader in retail and out-of-home advertising solutions. Outside of work, Rich is passionate about yoga, fitness, golf, and outdoor activities. A certified yoga instructor, he enjoys practicing as part of a balanced lifestyle. He also values spending quality time with his wife, Michele, and their three children—Matt, Evan, and Abby.
